We follow a formal three-step change order process: we document the change as a change event, issue a written change order with a revised budget and get signatures from all parties, and collect a deposit before any change-related work begins. No work proceeds under a change order until all three steps are complete. If something unexpected turns up, you hear about it immediately, in writing, with a clear explanation of what was found and what we recommend. There is no situation where additional work happens first and gets explained later.
Our 2-year workmanship warranty covers all labor Hurlock Builders performs on your project — that includes the masonry repair, tuckpointing, lintel replacement, waterproofing application, and any other work within the scope. For materials, manufacturer warranties apply to roofing and window systems where those are part of the scope, and common materials like lumber carry a 1-year warranty. The workmanship warranty is backed by our General Liability and Umbrella insurance and our Contractor Supervisor License CS-117490.
